The psychology of space: How Interior Design Influences Renter Satisfaction and Wellbeing in Build to Rent Developments

In the world of real estate, the concept of Build to Rent (BTR) has gained significant popularity. With a focus on providing high-quality rental properties, BTR developments aim to offer exceptional living experiences to tenants. While various factors contribute to the overall satisfaction and wellbeing of renters, interior design plays a crucial role in shaping their perception of the space they call home. In this blog post, we will delve into the psychology of space and explore how interior design influences renter satisfaction and wellbeing in Build to Rent developments.

Interior design has the power to create a sense of belonging and identity within a space. Through thoughtful selection of colour schemes, furniture, and decor, BTR developments can establish a unique ambiance that resonates with the target demographic. Incorporating elements that reflect the local culture or community can foster a stronger connection between the tenants and their surroundings, enhancing their sense of belonging and pride in their living environment.

With heightened public awareness and understanding of personal mental health, utilising quality design in BTR will undoubtedly pay dividends. Well designed and flexible personal and communal space and facilities offer the ability to prevent isolation and create community.

We focused on creating a strong sense of belonging and community in our designs for the 8 Water St project. We understand the importance of social connections and the positive impact they have on residents' overall happiness. With this in mind, we carefully curated communal areas to encourage interaction, collaboration, and a sense of togetherness.

Creating a Sense of Belonging and Identity

Interior design has a profound impact on mental health and overall wellbeing. Build to Rent developments should prioritise creating environments that promote relaxation, comfort, and tranquility. Natural light, indoor plants, and well-designed ventilation systems can contribute to a healthier indoor environment, while soothing colour palettes and acoustically treated spaces can help reduce stress levels and improve overall mental wellbeing.

At AGC BTR, we believe in the power of thoughtful design to enhance the wellbeing and mental health of our residents. In our project at 8 Water St, we prioritised creating communal areas that foster a sense of tranquility and rejuvenation. By incorporating plants, light uplifting colors, and functional elements, we aimed to create spaces that promote a positive and harmonious living environment.

Promoting Wellbeing and Mental Health

“We love doing research about who the tenants are, why they like to live there and what they do etc. For example, we recently undertook a social media campaign to identify which brands and styles our residents like so that we can include them in our designs – those final touches really make spaces feel like home.”

– CHARLOTTE ROBERTSON, ASSOCIATE DIRECTOR.

At AGC BTR, our commitment goes beyond creating aesthetically pleasing spaces. We strive to design environments that positively impact the mental health and wellbeing of our residents. The communal areas at 8 Water St reflect this philosophy, incorporating elements that nurture a sense of tranquility, uplift spirits, and enhance the overall quality of life for our valued residents.
